Pearl's Deluxe Burgers
Pearl’s Deluxe Burgers Restaurant, at the corner of Sixth and Market streets was recently completed. A critical location – acting as the gateway to SoMa and linking the theater district of the Tenderloin with the dining areas below Market St., this project includes major Tenant Improvements and Façade Reconfiguration. The proposed 1,882 sq.ft. commercial space, fixed below three levels of residential above, will have new dining and cooking areas; new food storage and prep areas; new accessible restrooms and entrance; new awnings and signage; new interior and exterior lighting; new kitchen equipment and finishes; and renovated electrical, plumbing and mechanical systems. In addition to providing full architectural services through Construction Administration, we are also providing renderings, consultant coordination (our team includes structural, commercial kitchen, mechanical and electrical), cost estimates and permit expediting. • Urban Design and Construction – Contractor • Urban Solutions – Project Manager • Pearl’s Deluxe Burgers – Client • Budget: $400K -
Frisco Fried
Tenant and Façade improvements to a vacant commercial space on Third St. made way for the new Frisco Fried restaurant, 5176 Third Street, San Francisco, CA. The interior work included new health department finish upgrades, dining and ceiling upgrades, electrical upgrades, and new restroom accessories. For disabled access, 20% of the construction cost was dedicated to the existing entry door. Along with accessibility upgrades, exterior work included a new awning, signage, restoration of brick bases and columns. The result was a much more cohesive façade and improved dining/kitchen spaces which currently attract a large soul-food following from both within and outside the Bay View community. • Utama Construction – Contractor • San Francisco Shines – Project Manager • Frisco Fried – Client • Construction budget: $60K • January 2010 -
Passion Cafe
The former Passion Café on the corner of 6th St. and Stevenson St., is an exemplary model for transforming blighted spaces (in this case a liquor store and a predatory lender/pawn shop) into bustling businesses. Tenant Improvements included accessible (via new elevator) basement, ground floor, and roof-top dining levels. The existing interior and exterior monotonous plaster covered hidden historical gems such as beautiful wood articulation, fenestrations, and clever design intentions. As these original historical elements were discovered, they became the driving force behind the new design-restore and revive approach. Schematic, Development, and Construction Documents and Construction Administration was provided. Working closely with the owner, who was also the general contractor, was a unique experience that allowed us to execute our intentions in great detail. • Steve Barton – Contractor/Owner • Passion Cafe – Client • Construction budget: $85K • Spring 2010 -

Brenda's
The recently completed facade alteration for Brenda’s French Soul Food, 652 Polk Street, San Francisco, CA. As increasing demand for this popular restaurant grew, the owner sought to expand by taking over the vacant space next-door. Our work involved redesigning key elements such as signage, fenestration, lighting, out-door waiting, and landscaping to accommodate the expansion. We designed every aspect of the new façade to highlight and embrace the owner’s unique personality and cuisine. For example, New Orleans French-style wrought-iron was used as decorative security gates, and an over-sized Skillet was anchored to the upper façade as additional signage. Consulting services included structural calculations for the signage, and graphic design for the menus. Along with our design and coordination, we also provided schematic alternatives and estimated construction costs, permit and construction documents as well as construction administration. • R & R Construction – Contractor • San Francisco Shines – Project Manager • Brenda’s French Soul Food – Client • Construction budget: $25K • Summer 2010
