In the East Lake neighborhood of Oakland, where there is a large population of new immigrants, a typical merchant spends a substantial portion of his income on rent, the utilities and alarm system.

We encourage the uses of “passive solar heating and cooling” which reduces the amount of money the merchant spends on gas and electricity.

AND has worked on over 20 facade improvement projects and provided other services including seismic upgrades, site development, and feasibility studies.

Empty streets are dangerous streets. No matter how organized the street plan is, what is lacking is the multiplicity of human activities.

Promoting human interaction on the street is our primary concern in these projects. We have delineated adaptable spaces for users to generate their own designs suitable for their own needs.
